A small roof leak might not seem like much, but left alone it leads to rotting timber and serious damage inside your home. I've been tracking down and fixing roof leaks across South Auckland, East Auckland and the Franklin area for over 30 years. Most leaks I can find and fix in a single visit.
Signs You Might Have a Roof Leak
Damp patches or stains on the ceiling
A yellow or brown mark that grows after rain is the most common sign.
Mould or a musty smell
Moisture sitting in the ceiling space often shows up as mould before it shows up as a drip.
Drips during heavy rain
If water only appears in a downpour, it's often a cracked tile or a lifted cap letting wind-driven rain in.
Water marks near valleys or ridges
Leaks tend to start where tiles meet - valleys, ridges and hips - so that's where I look first.
What Causes Roof Leaks?
Cracked or Broken Tiles
Even a single cracked tile can let water seep through to your roof framing and ceiling.
Failed Pointing on Ridge Caps
When pointing fails, wind can lift the caps and water gets in behind them.
Damaged or Rusted Valleys
Valleys channel a lot of water - corrosion or cracks here cause major leaks fast.
Lifted or Slipped Tiles
Tiles that have shifted out of place leave gaps where water can find its way in.
How I Find a Leak on a Tile Roof
Water rarely comes through where it shows up on the ceiling. It runs down the underside of the tiles and along the battens before it drips, so the wet patch is usually downhill of the actual fault. On a concrete or clay tile roof there are only a handful of places a leak can start, and I check them in order.
Valleys
Where two roof slopes meet, a metal valley carries a lot of water. Rust, a crack, or a build-up of leaves and moss will send water sideways under the tiles.
Ridge and hip caps
The caps along the top and the corners are bedded and pointed. When the pointing fails the caps loosen, and wind-driven rain gets in underneath.
Cracked, slipped or missing tiles
One cracked tile is enough. So is a tile that has slipped a few centimetres and opened a gap. I walk the roof and check every tile above the wet area.
Around penetrations
Chimneys, vent pipes and skylights are common leak points. I check the tiles and pointing around them. If the problem is the flashing itself, I'll tell you, because that's not work I take on.

What To Do While You Wait
Catch the water
A bucket or towel under the drip. If the ceiling is bulging, a small hole in the centre with a screwdriver lets the water out in one place instead of spreading.
Move what matters
Shift furniture, electronics and anything on the floor away from the wet area.
Take a photo
A photo of the stain and where it is in the house helps me work out where to look on the roof.
Stay off the roof
Wet tiles are slippery and a cracked tile will break under your weight. Leave the roof to me.
